Demand for contemporary Grade-A commercial office space and modern logistics warehousing is fueling a construction and leasing resurgence across Accra's prime commercial nodes and industrial corridors.
Corporate Flight to Green and Sustainable Buildings
Multinational corporations, fintech enterprises, and professional service firms across Airport City, Ridge, and Cantonments are increasingly insisting on EDGE and LEED-certified green buildings. Commercial developments featuring energy-efficient glazing, smart HVAC automation, and on-site solar generation are commanding occupancy premiums of 15% to 20% over non-certified buildings.
"Corporate tenants are heavily aligning real estate choices with global Environmental, Social, and Governance (ESG) mandates," noted commercial leasing director Kwabena Mensah. "Properties that offer lower operational energy overheads and continuous backup power dominate modern leasing transactions."
"The transformation of Accra's commercial skyline reflects a maturing market where sustainability, efficient floor plates, and verified infrastructure drive investor yield."
Industrial Warehousing and Logistics Boom in Tema
Beyond office towers, the expansion of the Tema Port Free Zones enclave has triggered double-digit growth in demand for high-cube warehousing, cold storage, and regional e-commerce fulfillment hubs serving the broader West African sub-region.
